The project reveals the requirements for issuing a permit to construct a carport, which includes a building permit or a lease agreement issued by the (Ejar platform) for the building within whose property the permit to construct a carport is to be issued, and the submission of the necessary plans by an engineering office accredited by the Ministry.

The project clarified that the Secretariat has the right to determine the minimum number of streets on which awnings are allowed to be erected and to approve the designs for awnings submitted by engineering offices for models not included in these requirements. The project also prohibited the selection of more than one model for car awnings in one building, and adherence to what is issued by this ministry regarding the regulation of dimensions and designs of parking spaces. The Secretariat or the municipality has the right to remove the awning if the implementation differs from what was approved.

The project holds the permit holder fully legally responsible for the canopy and any damages to it or its surroundings.

The street is 30 meters wide or more

The requirements included that the building be located on a commercial street with a width of 30 meters or more, and that the applicant be the owner of the building, or his representative, or the owners' association, or the owner of the right of usufruct of the building.

The ministry specified the regulatory requirements for parking, which include allowing the erection of canopies in parking areas located in the regular setback within the property boundary on streets that are 30 meters wide or more, and if the plot of land is located in the middle of the block.

It is permissible to erect canopies in parking areas located in the regular setback within the property boundary on streets that are 30 meters or more wide, and if the plot of land is located on a corner, and among those requirements, the distance between the setback and the property boundary must not be less than 6 meters.

According to the requirements, barriers must be placed on the floor of the parking areas to ensure that the car does not exceed the space allocated for the sidewalks, and the barriers must be 15 centimeters high, 15 centimeters wide, and 180 centimeters long.

The distance between the barriers and the sidewalk must be at least 50 centimeters, and the front setback must contain a pedestrian path with a minimum width of 2.2 meters, and the sidewalks must be equipped with the necessary ramps to access the parking areas.

3.80 meters maximum projection

The regulations stipulate that parking spaces for people with disabilities must be located in easily accessible areas, near main building entrances, and must preserve the sidewalk without encroaching on it. The sidewalk width must gradually decrease from the point where it meets the adjacent sidewalk until it reaches the required width. Parking spaces must adhere to specific dimensions, and any canopies must be constructed according to the width of the street on which the parking space is located.

The regulatory requirements for umbrellas stipulate that the projection of the umbrella should not exceed 3.80 meters as a maximum, and that the umbrellas should not exceed the property boundaries, and that the height of the umbrella should range from 2.5 to 3 meters as a maximum.

These requirements prohibited covering the sides of the canopy with sails or with the entire length of the structural framework, and prohibited the construction of canopies in parking areas located on the corner of the setback.

Prohibition of the use of untreated wood

The requirements included prohibiting the construction of canopies on the main gate, and designing car canopies and their colors in harmony with the architectural elements of the building to match the style and architectural character of the surrounding area.

Among the prohibited practices in the construction of awnings are the use of untreated fire-resistant wood, polyester fabrics, corrugated iron, and flammable materials for the construction of awnings, adherence to the approved color codes in these requirements, and that the floors of the awnings be free of holes and distortions and be fully paved or interlocked.

These requirements indicated the need to maintain the cleanliness of sidewalks and streets when carrying out the work of constructing canopies, to print the canopy information card (QR) on a metal, plastic or paper card with appropriate dimensions, to securely attach it to one of the first sides of the canopies, to maintain and repair the canopies permanently, and to check that none of the elements of damage shown or any other damage have occurred.
